Metro areas in Georgia

Change of FHFA’s quarterly Expanded-Data index (sales only), Q2 2021 to Q2 2026: a later period than the county map, which ends with 2025. A metro area that crosses the state border carries the figure of the whole metro area.

In numbers

Georgia has 159 counties; 131 have FHFA county figures for 2020 and 2025. The others are hatched: FHFA omits a county year when too few homes were financed or sold.

16 FHFA metro areas are outlined on the county map; 3 cross the state border and carry the figure of the whole metro area. Their quarterly figures reach Q2 2026.

Source and method

Snapshot retrieved 2026-10-22; county figures through 2025 (FHFA update of 2026-03-31), metro and state figures through Q2 2026.

County map
FHFA’s County HPI, annual and not seasonally adjusted, which FHFA calls developmental: repeat sales and refinance appraisals of single-family homes with Fannie Mae or Freddie Mac mortgages. Each year is converted at that year’s average gold price. FHFA omits a county year when its sample is too small; the county is then hatched and no other year is used.
Metro areas
FHFA’s Expanded-Data HPI, quarterly: repeat sales from Fannie Mae and Freddie Mac, FHA and county recorder records, including cash sales, without refinance appraisals. Sales above FHFA’s annual loan limit ceiling are excluded. Each metro area shows FHFA’s relative standard error; small metro areas fluctuate more.
The state’s figure
The main figure for Georgia is the one of the state map: FHFA’s quarterly Purchase-Only index, purchases with Fannie Mae and Freddie Mac mortgages. The panel adds its annual average for the county years and the Expanded-Data state index.
What the figures are
All three are repeat-sales indexes: a home counts when it sells or is appraised again, so first sales of new homes are not measured. They show how prices developed, not a price level.
Why figures differ
The indexes use different samples and periods. Gold rose more in the latest quarters than over the county years, so the same market can fall more against gold in its quarterly metro figure than its counties do on the map.
