What the figures are

The figures are the median price per square metre of homes valued in appraisal reports for mortgage applications, not the prices of completed sales. The central bank publishes them every quarter for the provinces with enough observations.

Each quarter is converted into US dollars and into grams of gold at the average exchange rate and the average gold price of the same quarter, the prices the Turkish lira page uses. The start and the end of a period are each the mean of the four quarters ending there, so one odd quarter in a small province does not decide the change. The change is the end over the start, minus one.

The data begins in Q1 2010. The central bank publishes no series for Gümüşhane, Hakkâri, Tunceli, Bayburt, Ardahan. These provinces begin later: Ağrı (Q1 2023), Bingöl (Q1 2014), Bitlis (Q1 2023), Çankırı (Q1 2014), Erzincan (Q1 2014), Erzurum (Q1 2014), Kars (Q1 2023), Kastamonu (Q1 2014), Mardin (Q1 2014), Muş (Q1 2023), Siirt (Q1 2014), Sinop (Q1 2014), Van (Q1 2023), Batman (Q1 2014), Şırnak (Q1 2022), Iğdır (Q1 2023), Kilis (Q1 2014). A period that reaches back before a province's eighth quarter has no figure for it.

The latest quarter is Q2 2026. The figures come from a snapshot of 2026-10-15 and are updated when the central bank publishes a new quarter.
