What does an average Dutch home cost in gold, and is the index a price?
In Q3 2026 the average existing home sold in the Netherlands for €502,982, US$578,700 or 4.2 kg of gold at that quarter's average rates. A year earlier, in Q3 2025, it was €487,150, or 5.1 kg of gold. The average home is a different figure: CBS's mean sale price of the existing homes sold in the quarter, which depends on which homes were sold, so it can move differently from the index; no change on this page is computed from it. CBS publishes no price per square metre. Every change is an index (2020 = 100) of the price development of existing owner-occupied dwellings, computed by CBS and the Kadaster from registered sales and the municipal property values (WOZ). CBS cautions that the index of a single region can fluctuate where few homes are sold, so the one-year period is the noisiest.
Source and method
All 12 provinces are shown from Q1 2004, the first quarter with a gold and a dollar reference; CBS publishes the index from 1995 Q1. The Caribbean Netherlands are not provinces and are not on the map. The shapes are the provinces' administrative areas, which include inland waters such as the Wadden Sea and the IJsselmeer.

- The source
- The source is table 85792NED of Statistics Netherlands (CBS), the price index of existing owner-occupied dwellings, quarterly, published under CC BY 4.0. The data were sourced from CBS; the page does not use CBS’s logo.
- What the figures are
- Every change is an index (2020 = 100) of the price development of existing owner-occupied dwellings, computed by CBS and the Kadaster from registered sales and the municipal property values (WOZ). CBS cautions that the index of a single region can fluctuate where few homes are sold, so the one-year period is the noisiest.
- The average home
- The average home is a different figure: CBS's mean sale price of the existing homes sold in the quarter, which depends on which homes were sold, so it can move differently from the index; no change on this page is computed from it. CBS publishes no price per square metre.
- Changes in gold and dollars
- Every change is CBS's price index of existing owner-occupied dwellings (2020 = 100), compared between the exact start and end quarters, each converted with that quarter's average gold price and dollar rate. The national figure is CBS's own national series, not an average of the provinces. The average home shown beside it is no part of a change.
- The conversion
- Gold: the index divided by the gold price in euros per gram (GC=F × EUR=X ÷ 31.1034768); US dollars: multiplied by the dollars per euro; euros: the index itself, shown as a dated figure in the panel. The average home is converted the same way at its own quarter's rates. Gold Standard converts CBS's index into gold and US dollars; the conversions are Gold Standard's, not CBS's.
- Why the history starts in 2004
- CBS publishes the index from 1995 Q1. A change in gold or dollars needs a gold price and a dollar rate for the quarter, which the site has from Q1 2004, so the longest period runs from Q1 2004 to Q3 2026. The earlier history is kept in the data and not shown.
- Gaps
- CBS publishes a value for every province in every quarter since Q1 2004.
- Provinces and shapes
- The shapes are the provinces of the Kadaster’s PDOK Bestuurlijke Gebieden, CC BY 4.0. They were simplified, they are the provinces’ administrative areas and so include inland waters such as the Wadden Sea and the IJsselmeer, and the Caribbean Netherlands are not drawn.
