Are these sale prices?
No. The figures are the ministry’s average appraised value per square metre of free-market housing, in euros: the mean of the valuation reports of the companies of the Asociación Española de Análisis del Valor, stratified by area, age and type of dwelling and weighted by the number of dwellings in the cadastre. An appraisal is the value at which a home could be sold, not the price of a completed sale. The latest quarter is shown as the ministry published it.
Source and method
All 50 provinces and the cities of Ceuta and Melilla are shown from Q1 2004, the first quarter with gold and euro prices; a province without a value in a quarter has no figure for a period that uses it.

- The source
- The source is the statistic Valor tasado de la vivienda of the Ministerio de Vivienda y Agenda Urbana, quarterly, for free-market housing, published under CC BY 4.0. The protected-housing series is not used.
- What the figures are
- The figures are the ministry’s average appraised value per square metre of free-market housing, in euros: the mean of the valuation reports of the companies of the Asociación Española de Análisis del Valor, stratified by area, age and type of dwelling and weighted by the number of dwellings in the cadastre. An appraisal is the value at which a home could be sold, not the price of a completed sale. The latest quarter is shown as the ministry published it.
- Changes in gold and dollars
- Each endpoint uses the mean of its four converted quarters. Quarterly values use their own average gold and exchange-rate prices. Gold: euros per square metre divided by the quarter’s average gold price in euros per gram (GC=F × EUR=X ÷ 31.1034768); US dollars: multiplied by the quarter’s average dollars per euro.
- Why the history starts in 2004
- The ministry’s series begins in 1995. The comparison begins in Q1 2004, the first quarter with a daily euro rate (EUR=X begins on 1 December 2003); the earlier years are kept in the repository’s extract but not compared in gold or dollars.
- Gaps
- The ministry’s file shows no value for 17 quarters between Q2 2011 and Q3 2013, in 8 provinces and cities: Cuenca, Huesca, Melilla, Ourense, Palencia, Segovia, Soria and Teruel. A period whose edges use such a quarter has no figure for that unit, and the map hatches it.
- Provinces and shapes
- The shapes are the IGN’s administrative units of level Provincia: Obra derivada de BDLJE Continua CC-BY 4.0 ign.es. The shapes were simplified, and the Canary Islands are moved into an inset without scaling. Ceuta and Melilla have markers because their shapes are a few pixels wide. The autonomous community of each unit is the ministry’s.
